Every property we sell is shown by Robert, be it the first viewing or the third viewing. We do not hire outside contractors to show any of our properties where not knowing basic answers to the questions posed at viewings leads to frustration on behalf of a would be buyer.

On the subject of viewings, we would like our prospective clients to know that we work three late evenings a week up to 7.30pm to assist viewers that cannot make a Saturday viewing. Buyers can be pleasantly surprised to know that we are happy to facilitate late week day viewings as it appears less and less of the large practices are willing to be as flexible. As mentioned above, Robert conducts all the viewings. We find open Saturday viewings are less personable and do not create enough opportunities to chat to prospective buyers. We also know, through feedback, that open Saturday viewings can be frustrating for prospective buyers when a five minute chat with the agent can be difficult to achieve. Furthermore, we have noticed that more and more younger families have sporting commitments with the kids on a Saturday morning making a Saturday viewing impossible, which again illustrates our believe that providing viewings outside of business hours is both worthwhile and necessary. We would have lunchtime appointments every day in an effort to facilitate prospective buyers. Of course, you as our client come first and we will tailor viewings around you at all times.
From the get go, Robert will meet you at your property to appraise, advise and value your property and following the meeting we will prepare a sales report for your consideration. Once instructed to sell on your behalf, Robert prepares the particulars of sale, which in doing so provides a crucial understanding of your property (its positive and negative points) all leading to preparations in how best to market your property in a way that will yield the best result.
Our office strive to give as much assistance as possible to all prospective buyers in a friendly and professional manner. We feel very strongly that if this relationship is anything other than positive, from the prospective buyers point of view, it can affect the possibility of receiving offers. Our job, we feel, should be kept very simple, whereby all of our dealings are subtle and at no point should our actions in anyway cause a prospective bidder to go cold.
